Lower Mill Estate
The modern country estate provides safe, secure and breath-taking holiday homes, nestled within the tranquil Cotswold Water Park. It is mindfully designed around freshwater lakes, rivers and acres of untouched woodland, so you can enjoy some downtime from the crazy pace of urban life.

The estate strives to have a positive impact in everything it does, respecting nature and the wider community, as well as enhancing the health and wellbeing of families who invest in and enjoy the unique natural retreats.

Lower Mill Estate is home to a plethora of creatures great and small, thanks to its many lakes, meadows, woodlands and meandering rivers.

On the Estate guests have access to Mill Village Pavilion with outdoor pool, sauna, changing facilities and table tennis room.
Furthermore there are 3 playgrounds (1 in Mill Village, 1 in Millstone park, 1 by Farmhouse lake), 3 x tennis courts (1 in Mill Village, 2 in Millstone park), 3 x table tennis tables (1 in Mill village pavilion, 1 in the Pilates studio in Mill Village and 1 outside in Millstone park), 1 x MUGA Court in Millstone Park, 1 x trampoline and football goals by Mill Village pavilion.
There is also a bike track by Farmhouse gate, a memorial Garden, 7 km of nature trails, 3 bird hides out on the wider estate, including Beaver Lodge, Coots View and Dragonfly Lookout. In addition there is a Soft Play (for toddlers and young children, located in Millstone Park). The onsite restaurant is Ballihoo with an additional outdoor Pizza Shack.
Wildlife
Around every twist and turn at Lower Mill Estate, lies a new adventure, where youngsters can explore to their heart’s content. Guides will bring the rushes to life on the Into The Wild Walk. Old and young will delight in paddling across the lagoon to spot nocturnal beavers and otters on the Sunset Adventure Safari, rounded off with toasting marshmallows on the fire. Or let the Cotswold Birdwatching Company entertain the aspiring twitchers amongst the flock, with a two-hour guided walk around the estate.
Ballihoo Restaurant
The Ballihoo restaurant serves delicious, locally sourced food in a modern, welcoming environment.
The new al fresco lounge, complete with stretch tent, fire pit and heaters, open to keep our residents and guests toasty warm.
Activity Hub
Lower Mill Estate’s one-stop portal to the great outdoors. The team are on-site and ready to assist with equipment hire, instruction, and local information. You’ll find them near the watermill or check out the program on the Activity Hub Facebook Page. Feel free to pre-book equipment directly with them so that it’s ready for you upon arrival.
Tennis & MUGA Court
Millstone Park
Set alongside the spa and Ballihoo Restaurant, Millstone Park completes the central hub of the estate. Created with the whole family in mind, there’s something for everyone to enjoy – an action-packed children’s play area, a volley ball court, two tennis courts, a soft play area and a 3G artificial turf multi-use games area (MUGA) that beckons you to call a game of five-a-side football with friends and family.
Ballihoo Market
The tennis courts and 3G artificial turf multi-use games area (MUGA) offer the perfect spot for a quick knock-about or an entertaining game of five-a-side football with family and friends.
Adjacent to the Ballihoo Restaurant, the Market stocks all manner of local provisions as well as those basic necessities you just can’t do without. You’ll find logs for the fire and local meats for the BBQ, but zero waste here, part of our efforts to make the estate environmentally responsible. If you just fancy an afternoon in the sun with a paper and fresh coffee, you’ll find that here too, although we can’t promise the sun part.
